The concrete floor in our A2's bedroom (Garage) is dusting badly, I sweep it up, walk across the floor, and it needs sweeping again!

We moved in a month ago and house has 7 1/2 years of an NHBC warranty to run so I feel a claim coming on. If this doesn't work anyone any experience of garage floor paints? - I don't think I will be allowed to tile it.

To paint a plastic type garage floor coating it does need to be clean, dry and free from dust otherwise the paint won't be able to bond that well.

If the concrete mix was wrong, that is the builders fault and you should have words with the NHBC. Get it done sooner rather than later.

Who was the builder-Wimpey?

Hi Ian,

If you want a professional finish, look for an 'epoxy paint'; a little expensive, but looks superb (i.e. shiney finish). Dont think you'll get very far regarding a claim to the builders, and if you do they will probably just paint it with some basic floor paint.

Like Steve advised, make sure the floor is VERY clean before you apply the paint. When I did mine, I was recommended to sweep and then hoover the floor at least twice before applying.

Cant remember the name of the epoxy paint I used now as it was 4 years ago; if I remember, I'll let you know.

You could always try to unibond it first to help the paint stick. Another way is if you use a water based coating damp it down to again help it stick. Think the first was best and put a good Axminster down?

Little story for you. We have a big double garage. When we first bought the house you can see a concrete patch in the middle. We found out that there used to be a pit in the garage with boards across. This was filled in when one of the owners had a Reliant Robin and ran the front wheel over the boards only for them to give way!!! So we now have not pit.

Thanks for the suggestions, best options I had come up with via google were epoxy paint or concrete hardener (available in US but not found it in UK yet). My concern is that painting may not stabilise the surface enough.

It is one of three items to raise with NHBC - We have adouble glazed unit that is cracked at one corner (usually a sign of a twisted frame and the frosting is an odd patern so it has already been changed once) and the loft insulation stops short of the walls so the air gap between the dry lining and interior skin is ventilated outside! Had the same problem in the last house but it was 15 years old when we moved in!
