House prices to crash

We put house up for sale 5 weeks ago. The ever optimistic agent assured me that houses are selling easily. Personally I thought the market was rather quiet. In the first week we had 10 viewings and nothing since. None of the buyers were in position to make offer, just looking. There are a lot of houses that been on the market for 6 months +. What`s selling are exceptional/ unique properties in £500k +
bracket. Middle income familes in £300k are going nowhere.
Are prices going to fall? Yes. (I do remember early 90s)
When? Starting now.
We live in SW.Herts.
If we could sell we would rent.
 
Last month, I sold my house in 10 days, and bought one from a lady who had her house on the market for 1 day. It is all about finding the right buyer at the right time.

Last year I put the same house on the market-14 viewings and no offers. This year when we put the house on the market the estate agent valued it at £2k more-not much of a leap in a year when the experts talk about a 10%+ increase.

Make sure your house is presentable-I know people are weird and look at your funiture and decoration, when the fact is you will move with your furniture and they will decorate but people are just like that.

Make sure the price is realistic and don't turn away any offer without giving it serious thought-a £5K less offer could be all you get in 6 months!

My Mother just recently sold her house after it was on the Market for over 5 months. The house has priced to sell, was in very good condition with no chain. She had loads of viewings, but no offers for the whole period it was on the market. Finally she ended having three bidders and got 10k over the listed price. Apparently, according to her estate agents, the problem seems to be that there are so many good homes for sale at the moment.

I'm sure things will work out for the best.

Things are still moving quickly down in Kent.
We sold our house within a week - but we had been watching House Doctor etc and had staged the house to the buyers.

The houses that are really moving fast seem to be the terraced/first time buyer houses. The young are after these, as are the older generation looking to downsize & release some money once the kids have flown the roost. 3 bed semi's are still selling but nowhere near as fast.

Don't drink drive! Not only is it socially unaceptable, it also harms A2's.
